What’s Included in Our Home Renovation Services

Our home renovation services cover six parts of a project: new floors, trim and cabinet carpentry, drywall, painting, permits and licensed trades. Most homeowners in Ann Arbor and Whitmore Lake need a mix of them, so we start by going over the rooms with you and deciding what changes and what stays.

Flooring Installation

We install LVP, laminate, tile and hardwood, plus epoxy flake, mica epoxy and acid-stained concrete floors.

The new floor sets the finished height of the room, so we plan it early. A thicker floor can mean trimming doors, and wherever two floors meet at a doorway, the transition needs to sit level and clean.

Trim, Doors & Cabinets

We install trim, baseboards, doors and cabinets. This is the finish carpentry people see up close, so tight corners, doors that close right and level cabinets matter. If you’re keeping some original trim, we pick new pieces that work with it.

Interior Painting

Walls, ceilings, trim, doors and cabinets get painted after the drywall and carpentry are done, so new trim and repaired walls are painted together and the room looks finished as a whole.

Drywall Work

We hang, repair and finish drywall on walls and ceilings. It comes before trim and paint, because every seam and patch has to be flat before anything goes on top of it.

Permits When Needed

We pull permits when the job needs them, which is common when a remodel includes electrical or plumbing work. Inspections get built into the schedule, so walls aren’t closed up before they’re signed off.

Licensed Trades Coordinated

We coordinate licensed electricians and plumbers for the work they’re licensed to do, like adding lights or moving a sink. Their rough-in happens while the walls are open, so it’s scheduled before the drywall goes up.

Kitchen & Bathroom Remodeling in Ann Arbor & Whitmore Lake

Yes, we remodel kitchens and bathrooms, from a refresh of the surfaces to a full remodel with new cabinets, floors and fixtures. In both rooms, the first decision is the same: what’s still worth keeping. Cabinets, tile or a layout that still works can shape the whole plan.

Kitchen Remodeling

In most kitchens, the cabinets decide the scope. If the boxes are solid and the layout works, painting them and updating the walls, trim and floor can be enough. If they no longer fit the way you cook, new cabinets turn it into a full remodel.

  • Kitchen refresh. Cabinet painting, fresh walls and trim, and a new floor. The room looks new, and nothing has to move.
  • Full kitchen remodel. New cabinets, drywall, flooring, trim and paint in one plan. We decide early whether the new floor runs under the cabinets or up to them, because it changes the order of the work. New lights or outlets are wired by a licensed electrician while the walls are open.

Bathroom Remodeling

Bathrooms take more moisture than any other room in the house, so every material is chosen with that in mind, from the floor to the walls around the shower.

  • Bathroom refresh. New paint, flooring, trim and a new vanity can update the room while the tub, shower and toilet stay where they are.
  • Full bathroom remodel. A new shower or tub, tile, vanity, drywall and finishes. Plumbing and electrical changes are handled by licensed plumbers and electricians we coordinate, with permits pulled when they’re required.

Basement Finishing Beyond the Floor

We finish basements from bare walls and concrete to a room you actually use: drywall, ceilings, paint, flooring, doors and trim, with the licensed trades and permits handled in the same plan. Whether it’s a rec room in South Lyon or a home office, gym or guest room anywhere in Southeast Michigan, the plan starts with how you want to use the space.

Plan the Basement as One Room

  • Walls & ceilings. We hang, finish and paint the drywall on walls and ceilings. Basement ceilings hide ducts, pipes and shutoff valves, so we plan the ceiling around keeping the ones you need reachable.
  • Flooring that fits the space. Basement concrete stays cool and can push moisture up, so we test the slab first and choose the floor after: LVP, laminate, tile, hardwood or one of our basement floor coatings.
  • Doors, trim & finish carpentry. Basement slabs are rarely perfectly level, so doors, casing and baseboards are fitted after the floor height is set. That way the gaps stay even and the doors swing clear.
  • Trade work & permits. New outlets, lighting or a bathroom need a licensed electrician or plumber before the walls close. We coordinate them and pull permits when the job requires them.

Water problems come first. We don’t do waterproofing. If water is getting in, the right professional fixes it before we start, and we moisture test the concrete before any floor goes down.

What Order Should You Renovate a Room In?

Hidden work first, finishes last: permits, then wiring and plumbing, then drywall, cabinets, paint, floors and trim. Getting the order right means nothing finished gets damaged or torn back out. Here’s how we sequence renovations in Dexter, Ann Arbor and across Southeast Michigan.

  1. Plan the Scope & Pull Permits

We decide what stays, what changes and which materials you want before anything comes out. Permits are pulled now, because inspections set the pace for everything that follows.

  2. Rough-In Behind the Walls

Licensed electricians and plumbers run new wiring and pipes while the walls are open. Inspections happen before anything gets covered, so no finished wall has to be cut open again.

  3. Hang & Finish the Drywall

Drywall is hung, taped and finished next. It has to be flat before paint or trim, because both make every ridge easier to see. More on our drywall repair and installation.

  4. Cabinets & Any Floor That Goes Under Them

Tile usually goes down before cabinets, while floating floors like LVP and laminate go in later. We set that order early, because it decides cabinet height and how much room the doors need to swing.

  5. Paint Ceilings & Walls

Ceilings first, then walls, so drips land on surfaces that haven’t been painted yet. Doing it before the last floors and trim go in keeps paint off the new finishes.

  6. Final Floors, Trim & Walkthrough

The remaining floors go in near the end so they don’t get damaged, then baseboard and door trim cover the edges and get their final paint. Last, we walk the room with you against the plan.

Renovations Planned for Michigan Homes

Michigan’s humid summers and dry, heated winters make wood floors and trim swell and shrink through the year. Materials like hardwood and LVP need time to adjust to the house before they go in, and the right gaps at walls and doorways, so we plan for both from the start.

Wherever you are in the area, the plan starts the same way: what stays, what changes and the order the work goes in.

Interior Renovation FAQ

Straight answers to the questions homeowners in Whitmore Lake, Ann Arbor, Brighton and nearby towns ask most about renovations, remodels and basement finishing.

What does an interior renovation include?

It can include new flooring, cabinets, trim and doors, drywall, painting, permits and licensed electrical and plumbing work, all planned as one project. Some homeowners need two or three of those; others need all of them. See what’s included in our home renovation services.

What’s the difference between a renovation and a remodel?

A renovation usually updates what’s already there: new floors, paint, trim or cabinets. A remodel changes more of the room, like a new kitchen layout or a rebuilt shower. We do both, and the difference mostly comes down to how much of the room changes.

Do you remodel kitchens and bathrooms?

Yes, from a refresh of the surfaces to a full remodel with new cabinets, flooring, tile and fixtures. Plumbing and electrical work is done by licensed trades we coordinate. See our kitchen and bathroom remodeling.

Can you remodel a kitchen and a bathroom at the same time?

Yes. Planning both together lets the permits, licensed trades and finish work run on one schedule instead of two. Tell us which room matters most to you, and we’ll plan the order around it.

Do you finish basements?

Yes. We finish basements with drywall, ceilings, paint, flooring, doors and trim, with electrical and plumbing coordinated and permits pulled when needed. We moisture test the concrete first and don’t do waterproofing, so any water problem is fixed by the right professional before we start. See basement finishing.

What flooring do you install?

We install LVP, laminate, tile and hardwood, plus epoxy flake, mica epoxy and acid-stained concrete floors. The right one depends on the room, how it’s used and, in a basement, the moisture test. See our mica epoxy floors.

What flooring works best in a basement?

It depends on the moisture test and how you’ll use the room. LVP, tile and coated concrete all handle a cool slab well, while hardwood needs the most care below grade. We recommend options once the concrete has been tested.

Do you install trim, doors and cabinets?

Yes. We install baseboard, door casing, interior doors and cabinets as part of a renovation. They go in once the floor height is set, so the gaps stay even and the doors swing clear.

Do you pull permits?

Yes, when the job needs them, which is common when a renovation includes electrical or plumbing changes. Permits are part of the plan from the start, and inspections are worked into the schedule.

Do you handle electrical and plumbing?

We coordinate licensed electricians and plumbers as part of your renovation, so you don’t have to hire and schedule them yourself. Their work happens while the walls are open, before drywall and finishes go in.

What order should a room be renovated in?

Planning and permits first, then electrical and plumbing rough-in, drywall, cabinets and paint, and finally floors and trim. Hidden work comes before finishes so nothing new gets damaged. See the full renovation order.

Can you renovate just one room?

Yes. A single kitchen, bathroom, basement or bedroom is a common project. One room still gets a full plan, down to how the floors, trim and walls meet.

What should I send when I request an estimate?

Tell us which rooms, whether it’s a refresh or a full remodel, what you’d like to change and the rough size of each room. Photos of the space as it is now help most, and you can email them to [email protected].

How long does a renovation take?

It depends on the scope, the number of rooms, permits and inspections, the licensed trades involved and when materials arrive. A one-room refresh and a full kitchen remodel are very different projects. We’ll go over timing with your estimate.

How much does an interior renovation or remodel cost?

Cost depends on how many rooms are involved, how much changes, the cabinets, flooring and fixtures you choose, whether permits and licensed trades are needed and the condition of what’s there now. Every project is quoted individually, and your estimate is free.

Are you licensed and insured, and what areas do you serve?

Yes. 3rd Coat Restoration is licensed and insured, locally owned by Anthony Williams in Whitmore Lake, with more than 40 years of family experience in the trades. We handle home renovation in Whitmore Lake, Ann Arbor, Brighton, South Lyon, Dexter, Chelsea, Ypsilanti, Saline and Pittsfield Township, across Washtenaw, Livingston and southwest Oakland counties.
