Call 248-692-3655Search for a house painter, an epoxy floor installer or a drywall contractor near Ann Arbor, Brighton or South Lyon and you usually end up calling a different company for each job. 3rd Coat Restoration handles all of it from one locally owned company in Whitmore Lake, so a repaint, a new garage floor and a few drywall repairs can be one project instead of three.
Homes across this part of Michigan range from lake cottages to older in-town houses and newer subdivisions, and each one wears differently. That’s why every job starts with a look at the actual surfaces, whether it’s exterior paint fading on a south-facing wall, a garage slab ready for a coating, or drywall that needs patching first.
Distance doesn’t change the standard. You get the same prep, the same owner and a free estimate whether the job is a few miles from Whitmore Lake or on the far side of the county.
Our home base in Whitmore Lake sits right off US-23, which puts most of Washtenaw County, the Brighton side of Livingston County and the southwest corner of Oakland County within easy reach. Pick your town to open its own page.

Whether you live in Ann Arbor, Brighton or South Lyon, your house deals with the same seasons: salty winter roads, damp springs and strong summer sun. These are the three problems we see most often across our service area, and how each one gets handled.
Every car that pulls in from a treated road drips salty slush onto bare concrete, and over a few winters that eats at the surface. A sealed garage floor coating keeps it on top, where it wipes away.
South- and west-facing walls take the most sun, and their paint turns chalky first. A wash removes the film and grime so a fresh coat of exterior paint actually bonds.
Wet springs push moisture up through basement concrete, which is why a coating that fails early often wasn’t the coating’s fault. We test the slab before recommending a basement floor.
A lot of jobs around the house depend on each other. Booking them as one project means the right step happens first, and you work with one contractor instead of lining up several.
Patches and seams have to be sanded flat and primed, or they show through the new color. Handling the drywall and the interior painting as one job means nothing gets painted twice.
Paint won’t hold on dirt, mildew or chalk. A pressure wash first, with time to dry, gives the exterior paint a clean surface to grip.
When walls move or a basement gets finished, the flooring goes in after the drywall and paint so it doesn’t get scuffed. Our interior renovation work covers LVP, laminate, tile and hardwood.
