Ypsilanti in Brief and the Upkeep Its Homes Call For

Settled in 1823 and named for Greek independence leader Demetrios Ypsilantis, Ypsilanti sits on the Huron River in Washtenaw County. The 2020 census counted about 20,600 people in the city and roughly 55,700 in Ypsilanti Charter Township around it. Eastern Michigan University, founded in 1849 as the Michigan State Normal School, sits on the west side of town.

The city’s historic district includes about 400 structures, from Greek Revival and Italianate houses to Queen Anne and Tudor Revival, and most of the Depot Town storefronts by the river went up between 1850 and 1880. The 147-foot stone water tower, finished in 1890, still stands on the highest ground in town. Around three in ten homes in the city were built before 1940.

Ypsilanti Neighborhoods & Townships and the Projects We Take On There

An Ypsilanti mailing address does not always mean the city itself. The 48197 and 48198 ZIP codes also take in Ypsilanti Charter Township and parts of Superior Township. Below is a quick guide to six parts of the area, with the painting, floor and drywall work we do in each.

Epoxy Garage & Basement Floors for Ypsilanti Homes

A Washtenaw County winter means salted roads, and the brine that sprays onto your car melts off onto the garage floor. Bare concrete drinks it in, along with oil drips and tracked-in dirt, and the surface slowly pits and dusts. Sealing the slab under a coating, or polishing it, leaves a floor that wipes clean.

Many Ypsilanti homes are close to a century old, and their basement slabs need a careful look. We note cracks, past coatings and stains, and run a moisture test on any basement floor. We are not a waterproofing company, so a slab that lets water in has to be dealt with by a waterproofing contractor before we coat it.

Restoring Original Wood and Finishes in Ypsilanti’s Older Homes

Houses built a century ago often still have their first doors, casings and oak floors. When those pieces look tired, it is often only the coating that has failed. If the material underneath is still solid, we take it back, mend it and put a new finish on, so the original stays in the house. If a piece cannot be saved, the estimate will say so.

Surfaces we bring back

In the local historic district? The City of Ypsilanti’s Historic District Commission reviews exterior work there, painting included, and it has to be approved before the job starts. Same-color touch-ups are generally exempt. Check with the city early so the approval is in place when you are ready to book.

Kitchen and Bathroom Remodels Around Ypsilanti

Older Ypsilanti houses often have small kitchens and baths that were last updated decades ago, while newer township homes may just need a change of style. Our interior renovation crew handles both, from a light update to a complete rebuild, and the first step is settling how far the changes go.

Mobile Boat Polishing for Ypsilanti-Area Boaters

Ford Lake, the roughly 975-acre reservoir on the Huron River in Ypsilanti Township, has its launch for motorized boats at the township’s Ford Lake Park. If your boat lives on that water or sits on its trailer at home between trips, we bring the buffers and gelcoat repair to it.

    Oxidation Removal

When a fiberglass hull turns dull and leaves white residue on your hand, the gelcoat has oxidized. Machine polishing cuts through that light layer and restores the shine.

Ypsilanti Questions & Answers

What people in the city, Ypsi Township and around Ford Lake ask most before they book work with us.

Will you take a job in Ypsilanti Township or Superior Township?

Yes. Homes outside the city limits are just as welcome as those inside them, so an address in Ypsilanti Charter Township or Superior Charter Township is fine. Put the street address on the request, and we will confirm whether it falls inside our area.

How far is Ypsilanti from where 3rd Coat Restoration is based?

Our home base, Whitmore Lake, sits about 22 miles from downtown Ypsilanti by road, or roughly a half-hour drive south on US-23. All nine towns we cover are on our service areas page.

My house is in Ypsilanti’s historic district. Can you still paint the outside?

Yes, once the city signs off. Exterior changes in the district, a new paint color among them, go through the Historic District Commission first. Talk to the city about your plans early, and send us the details in the meantime so the estimate is ready when the approval comes through.

Can you repaint brick that was painted years ago?

Yes. Old paint on brick tends to peel and fade, on a chimney, a porch wall or an indoor fireplace alike. We prep it and put on fresh paint that leaves the brick’s texture visible. See painted brick refinishing.

Can original wood doors and trim in an older home be refinished?

Yes. Interior doors and trim can be prepped and then repainted or stained, so the old woodwork stays in the house. More on door and trim refinishing.

Do you refinish metal porch railings?

Yes. Chipped or faded metal railings and fences are part of our surface restoration work, and they can be handled on the same estimate as exterior painting. Read about railing refinishing.

Can a garage slab in an older house still get an epoxy coating?

Usually. Before anything is applied we check the concrete, test it for moisture, repair cracks and strip off any failing coating, and plan the prep around what that particular slab needs. The steps are on our garage floor prep section.

I am finishing my basement. Can you hang the new drywall too?

Yes. New drywall, taping, finishing and paint can all be part of a basement finish, along with trim and flooring. We test the slab for moisture first and do not offer waterproofing. Details on our basement finishing section.

I keep my boat on Ford Lake. Can you polish it there?

Yes. Our crew travels to the boat, at your home or your dock, and polishes it afloat or sitting on its trailer. Repairs to fiberglass chips and dock dings can go on the same estimate. See boat polishing.

Who gets the permit for a remodel in Ypsilanti?

We pull permits when a remodel needs them, through whichever office covers your address, the city or the township. When electrical or plumbing work is involved, we coordinate licensed trades. Our kitchen and bath section explains the scope.
