About Ann Arbor and the Homes We Work On Here

Ann Arbor is the Washtenaw County seat and home of the University of Michigan, a city of more than 120,000 people spread along the Huron River. Downtown, the Michigan Theater and State Theatre signs still glow over Liberty and State Streets, and the leafy blocks around them gave the city its Tree Town nickname.

Those blocks hold houses from nearly every era. Some near downtown are more than a hundred years old, with wood siding, deep porches and many layers of old paint. Farther out are postwar brick ranches, condos and newer subdivisions with big attached garages. We work on all of them, and each job starts with what age and setting have done to that particular house.

  • Older Houses Near Downtown

Trim painted many times over needs scraping and sanding before anything new goes on. We do that prep, then the exterior painting or wood restoration.

  • Shade From the Tree Canopy

Big trees keep streets cool but leave shaded walls damp, where green algae and mildew take hold. A gentle house wash clears it before it stains.

  • Rentals Between Tenants

Near campus, plenty of houses change hands every lease. Fresh interior paint and drywall patches get a unit ready for move-in day.

  • Garages & Basements Out Toward the Edges

Newer homes often come with roomy garages and open basements. A garage coating or basement floor turns plain concrete into usable space.

Ann Arbor Neighborhoods and What Their Houses Usually Need

Ann Arbor grew outward over more than 150 years, so a house on the Old West Side and one off Plymouth Road age in completely different ways. Here is how that plays out across town. These six are just a guide; we take on projects in every part of the city.

Garage & Basement Floors for Ann Arbor Homes

Bare concrete is the norm under most Ann Arbor garages and basements, and it rarely stays nice for long. Winter brings brine and grit in on every tire, and older lower levels can pull damp up through the slab. Picking a floor here starts with what the concrete is dealing with, then how you want it to look.

We look at every slab before recommending a finish: cracks, old coatings, stains and, in basements, a moisture check. Prep is then matched to what we find. If water is getting in, that needs a waterproofing pro first; we do not do waterproofing ourselves.

Boat Restoration for Ann Arbor Boat Owners

Inside the city, the Huron River and its Argo, Geddes and Barton ponds are slow, no-wake water for motorboats. Our home base, Whitmore Lake, is a lake of about 667 acres with a state boat launch, just up US-23 from Ann Arbor. Wherever you keep your boat, we bring the polishing and repair work to it.

  • Ann Arbor, Michigan boat polishing: a technician runs a buffer along a navy and white runabout parked on its trailer, with a lake and dock beyond

    Hull & Topside Polishing

A dull, powdery hull usually means light oxidation in the gelcoat. We machine-buff and polish the fiberglass to bring back its shine.

    How hull polishing works
  • Gelcoat repair in an Ann Arbor, Michigan driveway: filler spread over scraped spots low on a white trailered hull, sanding blocks and a bucket on a drop cloth beside it

    Chip & Ding Repair

Trailer scrapes, gouges, cracks and dock dings in the gelcoat are filled and faired to match the hull. Our repairs are cosmetic; we do not take on structural fiberglass work.

    Pontoon Tubes & Fence Panels

Aluminum tubes turn dull and stained after seasons in the water. We polish the tubes, and the fence panels too if you want them done.

Serving Ann Arbor and the Towns Around It

Ann Arbor is the biggest city in our service area and sits close to the middle of it. From our Whitmore Lake base, 3rd Coat Restoration covers the whole city plus the communities that ring it in Washtenaw, Livingston and southwest Oakland counties.

One Team for the City and the Suburbs

A house near campus and a newer build out in Pittsfield Township rarely need the same thing, but they get the same owner-run process: a close look at the surfaces, an honest recommendation and a free estimate that lists the prep.

You can also combine work, like a garage coating with a fresh coat of exterior paint, and it can all go on one estimate no matter which of these towns you are in.

Ann Arbor FAQ

Quick answers for Ann Arbor homeowners, landlords and boat owners about how we work in the city.

Do you serve every part of Ann Arbor?

Yes. We take on work in every neighborhood in the city, from the Old West Side and Burns Park to the subdivisions along Plymouth Road and the ranch-house streets south of Stadium Boulevard.

How close is 3rd Coat Restoration to Ann Arbor?

Very close. Our home base is in Whitmore Lake, just north of Ann Arbor up US-23, so the city is part of our regular service area rather than a long-distance trip.

Can you repaint an older Ann Arbor house with wood siding?

Yes. Older clapboard usually needs scraping, sanding, priming and caulking before any paint goes on, and that prep is built into every exterior painting estimate. Soft or rotted wood can be repaired first through surface restoration.

Do you work on rental houses near campus?

Yes. Landlords and property managers can book the same services homeowners do, such as interior painting and drywall repair to get a unit ready between tenants.

Will a garage floor coating hold up to Ann Arbor winters?

A coated slab is far easier to live with in salt season, because brine and slush sit on top of the sealed surface instead of soaking into bare concrete. Prep is matched to your slab’s condition. Compare the systems on our garage floor coatings page.

Do you check a basement for moisture before coating it?

Yes. The slab is moisture tested before we recommend a basement floor. If water is actually coming in, that has to be fixed by a waterproofing specialist first; 3rd Coat Restoration does not do waterproofing.

Can old hardwood floors and cabinets be refinished instead of replaced?

Often, yes. If the wood is sound and only the finish is worn, refinishing keeps the original material. We will tell you honestly at the estimate if replacing makes more sense. See what surface restoration covers.

Do you polish boats for Ann Arbor owners?

Yes. Boat polishing and cosmetic fiberglass repair are mobile, so the work is done wherever the boat is kept, on its trailer at your house or tied up at a dock.

Can I bundle several projects into one estimate?

Yes. Many projects overlap, like drywall repair before painting or a garage coating alongside exterior work. List everything on the form and it can all be priced together.

How do I get a free estimate in Ann Arbor?

Fill out the estimate form with your street or neighborhood and a few photos, call 248-692-3655, or email [email protected]. The estimate is free, and Anthony Williams, the owner, is your contact from start to finish.

Have a question that is not listed here? Ask it on the form or over the phone, and we will walk you through it.
